About the role

Funkit is hiring an STR Reporting Specialist to support our short-term-rental reporting work across U.S. markets.

Before a client spends six figures on a property, somebody has to answer the boring questions honestly. What do comparable listings in this market actually earn? How full are they, and in which months? Which amenities are showing up in the top performers, and which ones are just expensive? Our reports are how those questions get answered, and they are frequently the document a client reads before deciding whether to go ahead.

Your responsibility is to take each report from raw market research to a polished, shareable deliverable. You'll build a dedicated Google Sheet, gather and quality-check the AirDNA figures, and investigate local amenities that may affect the recommendation. Once the data is assembled, you'll use Claude to improve the report's presentation, edit the Markdown and HTML files, and publish the final report through Cloudflare.

This is a detail-heavy role. Accuracy, clear formatting, and dependable delivery matter more here than flair. A report that looks beautiful and quotes the wrong occupancy number is worse than no report at all.

What you'll do

  • Build the reporting sheet: Set up a dedicated Google Sheet for each report, structured so the numbers, the sources, and the working are all visible rather than buried in one summary tab.
  • Gather the AirDNA data: Pull revenue, occupancy, ADR, seasonality, and comparable-listing figures for the market in question, and record where each number came from.
  • Quality-check everything: Sanity-check the figures before they go anywhere. Spot the comp set that's been skewed by one outlier, the date range that doesn't match the rest of the report, and the number that's simply been typed wrong.
  • Research local amenities: Investigate what's actually around the property and in the market — attractions, seasonality drivers, and the amenities that top-performing listings in the area are offering — where it may affect the recommendation.
  • Improve the presentation with Claude: Use Claude to tighten the writing, structure the sections, and turn a working sheet into something a client can read start to finish.
  • Edit the report files: Work directly in Markdown and HTML to lay out the finished report.
  • Publish through Cloudflare: Ship the final report so it's live at a shareable link, and confirm it renders correctly once it's up.
  • Deliver on schedule: Keep reports moving on the agreed timeline and flag it early when something in the data doesn't add up.

How a report comes together

  • A market and property come in through Monday, with the scope of the report attached.
  • You build the sheet and gather the AirDNA figures for that market.
  • You quality-check the numbers and research the local amenities around the property.
  • You draft the report, using Claude to sharpen the structure and presentation.
  • You edit the Markdown and HTML, publish through Cloudflare, and check the live version.
  • The report goes back to the team as a link, ready to send to the client.

Who you are

  • You're strong in Google Sheets. Formulas, lookups, clean structure, and sheets that someone else can pick up and understand. You don't need to be an analyst, but you should be genuinely comfortable here.
  • You're familiar with AirDNA, or you understand short-term rental metrics well enough to get fluent in it quickly — revenue, occupancy, ADR, RevPAR, seasonality, and comp sets.
  • You have basic Claude skills. You've used it for writing and editing, and you know the difference between letting it draft something and checking what it produced.
  • You're comfortable using Monday, where the work is assigned and tracked.
  • You can edit Markdown and HTML without breaking the page. You don't need to be a developer; you do need to be unbothered by a text file with tags in it.
  • You're accurate. You check figures twice, you notice when two sections of the same report disagree, and you'd rather ask than guess.
  • You format well. You care that a table lines up, a heading is consistent, and a number is rounded the same way throughout.
  • You're dependable. Reports land when you said they would, and when they can't, you say so before the deadline rather than after it.
  • You're a clear communicator in writing, since almost all of this role happens asynchronously.

Bonus points

Not required, but useful:

  • Experience with short-term rentals, Airbnb, or hospitality data
  • Real estate or property investment analysis
  • Working with Cloudflare Pages or similar publishing tools
  • Building templates or repeatable reporting processes
  • A background in market research, analytics, or reporting of any kind

  • Fully remote: Work from wherever you are, on a schedule that overlaps U.S. Central Time.
  • Clear ownership: Each report is yours end to end, from the empty sheet to the published link.
  • Real influence: These reports inform six-figure decisions on real properties. The work is used, not filed.
  • Room to improve the process: If you can find a better way to structure the sheet, the template, or the publishing step, we want it.

  • Ongoing contractor engagement, expected to continue beyond six months, with no fixed end date or guaranteed minimum term.
  • USD 1,000–3,000 per month (USD 12,000–36,000 a year), depending on experience and reporting volume.
  • Fully remote, with availability aligned to U.S. Central Time. The reporting covers U.S. short-term-rental markets.
  • Fluent English required. Spanish is a plus — a large part of our team is based in Latin America.
  • A reliable computer and internet connection, and accounts you can work in daily: Google Sheets, AirDNA, Claude, and Monday.
